Headlands is run by one licensed land surveyor. The person who researches your title is the same one in the field and the same one who stamps the final map — so the work stays consistent, the communication stays direct, and nothing gets lost in a handoff.

Headlands works across the full span of land surveying — property boundaries, topographic mapping, construction staking, easements, and subdivision maps — for clients throughout the Bay Area's nine counties. Different projects, but the same standard behind each one.
What ties it together is that one licensed surveyor carries every job from the first title search to the final stamped map. You talk to the person actually doing the work, decisions don't get diluted across a rotating crew, and the same eyes that started your project are the ones that sign off on it. Property owners, architects, engineers, title companies, attorneys, contractors, and developers all work with Headlands the same way — directly, and from fieldwork through recordation, including any agency review along the road.
What to expect

- Field data reconciled against the public record for a defensible result.
- Deliverables stamped and, where required, filed with the county.
Nicholas Doring
Professional Land Surveyor
Born and raised in the Bay Area, I've spent more than a decade in land surveying, drawn to the mix of technical precision and real-world consequence the work carries. My foundation is a Bachelor's in Geography and Environmental Studies from the University of Oregon and an Associate's in Surveying Technology from Santa Rosa Junior College.
Since entering the profession in 2014, I've worked across boundary surveys, topographic mapping, construction staking, and elevation certificates — building a field-to-finish habit that keeps accuracy at the center of every project.
Good surveying comes down to trust. When I'm not in the field or at the office, you'll usually find me fishing or spending time with my family.
